We shall do our best to accommodate special requests (such as an early check-in and after-hours arrival) subject to availability.

Children

We regret not being able to accommodate children under the age of 12. Guests should be aware that Cocoya is a working plantation and the houses have features such as open staircases and porches free of railings and steep retaining walls near the pool that may still pose risks. Children will need to be well supervised at all times.

Pool

The pool is only available for the guests staying in Sama and at their own risk. There should be no diving or jumping at the pool. All children must be accompanied while at the pool. Please do not bring food, glass and breakables into the pool area.

Insects and Wildlife

The property is fully open aired. The beds are lined with good quality mosquito nets to keep the insects at bay. However please bear in mind that the property is nestled in the wilderness that insects and critters call home. We wish to co-exist peacefully with them so the property is not fogged or treated with insecticides.

Air Conditioners

There are no air conditioners due to the property’s proximity to the sea. The land typically enjoys a gentle ocean breeze. Ceiling fans provide additional circulation for comfort and if all else fails the rain-shower is always available for a cool wash down.

WIFI

While there is a wireless network there is no television. Please bring along a few good books.

CCTV

The property is our home. For security reasons there are several CCTVs in the living area and around the property. Rest assured that there are no CCTVs in the bedrooms and bathrooms so guest privacy is fully ensured.

Staff

Cocoya is a working coconut and cinnamon plantation. We employ a team of local staff to maintain the plantation and the grounds. Please expect to see them around the land and the staff quarters.

The guest houses will only be serviced by our trusted housekeeper who will take care of the cleaning during our guests’ stay.

Room Occupancy

The room price is on a twin sharing basis. We are not able to accommodate a third guest in any of the bedrooms at this time.

Rate

Cocoya is a self-catering property. No meals are included in the rate.

Food and Alcohol

The property is self-catering. Each house has its own kitchen that is equipped with a fridge, an electric stove and an oven which our guests are welcomed to use.

Noise

Due to the peaceful nature of the property all guests are requested to respect the 10pm “quiet time’’ policy. During the night you may hear the gentle hum of the ocean and the calls of resident wildlife.

While Cocoya itself is very peaceful guests should also be aware that there are occasions where the sounds of the local village life can drift in. This is part and parcel of life in Sri Lanka.

Non-Resident Guests

In order to respect the privacy and security of all our guests we do not allow non-resident visitors without prior permission of management.

Pets

We cannot accommodate pets. We keep several dogs and cats as pets. While they are lovable and used to human interaction they are not house animals and we ask that they are kept out of the houses at all times. Please inform our staff should you prefer to have the dogs chained.

Smoking

The entire property is NON-SMOKING.

Laundry

We do not provide laundry services for our guests. If you require a laundry service our guest relations manager will provide you a recommendation.

Please do not dry laundry or towels on wooden furniture or railings . All drying must be hung on the line behind the house. Please refrain from bringing our bath towels to the beach.

Risk and Liability

When you book a stay at Cocoya it is understood that you take care of your own travel or other insurances as we decline liability of any sort. By staying at our home on the plantation you accept this as a precondition.

Third party liability: Cocoya, its staff and agents do not accept any liability for services rendered by third parties to guests notwithstanding that such services may be arranged by its staff or agents. Any claim, demand, suit or damages which may be incurred by the guests shall be made directly with such third parties.

Please note that there are in-room safe boxes for your valuables during your stay. Cocoya and its agents cannot take any responsibility for the safety of valuables on the premises.

Cocoya is a functioning plantation. Although we put a lot of effort into maintaining the land and keeping it clean and accessible it remains wild land with pits and bumps and is accessible to wild animals. Caution must be applied in a commiserate fashion when enjoying the moment.

We harvest our coconuts on a regular basis. Nonetheless there can be loose nuts and branches that fall without warning. Please try not to linger under the trees. We ask that our guests use a flashlight when leaving the house after dusk.

Cancellation Policy

To receive a refund, guests must cancel within 48 hours of booking and the cancellation must occur at least 60 days before check-in. A 10% admin fee shall be deducted in this case.

If guests cancel within 60 days of check-in date a refund might only be considered at full discretion of the management and only if a replacement booking is found. A 20% admin fee shall be deducted in this case.
